About the program

Hepler Land Holdings (HLH) is a real estate land development company, specializing in the acquisition, entitlement, and subdivision of rural and recreational land parcels across multiple U.S. markets. HLH operates a full-cycle development process — from sourcing and underwriting prospective acquisitions to managing due diligence, closing, subdivision engineering, and disposition. The company runs concurrent deal pipelines across states including South Carolina, Tennessee, Texas, Virginia, and North Carolina, with deal structures ranging from direct acquisitions to joint venture and investor-funded transactions. HLH is part of a broader portfolio of land-focused businesses that includes an education community, a capital funding arm, and a proprietary operational methodology — all built around the mission of transforming overlooked land parcels into high-value assets and building durable wealth through disciplined land development.

Jobs this program prepares you for

The Operations Manager Intern at Hepler Land Holdings will gain hands-on exposure to the full lifecycle of a real estate land development business through a structured rotation across the company's core functional lines. The intern will rotate through Sales, where they'll support lead qualification and seller outreach; Operations, where they'll assist in managing deal pipelines, team coordination, and systems improvement; Transactions, where they'll learn contract management, due diligence workflows, and closing coordination; Dispositions, where they'll assist in marketing and selling acquired properties to end buyers; Marketing, where they'll support content creation and inbound lead generation efforts; and Underwriting, where they'll develop skills in property valuation, comparable sales analysis, Net Land Area calculation, and investment feasibility review. The intern will work directly alongside senior leadership, gaining practical experience in a fast-paced, data-driven real estate development environment while contributing meaningfully to active deals and operational initiatives.
